Why Work with a Broker for your Next Rental Property?

If you have never lived in New York, you probably don’t know that finding the perfect rental apartment on your own can be nearly impossible.  In fact, because of the city’s consistent housing shortage, real estate brokers are often the only way to secure a rental property.

Many attempt to avoid having to hire a broker due to the extra expense it incurs – New York brokers are compensated by the renters due to the city’s unique housing market. But what many don’t realize is that traditional apartment hunting is much more difficult in New York than in smaller cities, and can actually end up costing more in the long run. Because the population is much higher in New York, apartments are rented much more quickly. So your perfect property could be rented before you even call to enquire about it! What’s worse, many think they’ve found the apartment of their dreams, only to discover that the property never existed.

Apartment hunting on your own can get you a rental property, but not without investing a great deal of time and energy. After searching the classifieds or talking to superintendents day after day, you may be willing to take just about any property you can get instead of holding out for one that’s right for you.

If an apartment is available, congratulations – you can now enter the application phase. But you should be aware that most landlords in New York City will require you to have:

  1. a nearly perfect credit rating and report
  2. a guarantor (also known as a co-signer) who earns 80 times the monthly rent of the apartment being applied for
  3. proof of employment via a company letter and pay stubs, and other documents that prove you can pay the rent

A good broker knows their way around the city. They can search for and find rental properties that suit your needs, tastes and budget. A broker can also ensure that a property is available to rent before you view it, which can save you hours of time.

Our full-service brokerage firm assists renters just like you every single day. We cover every detail, from preparing the required documentation and finding the perfect apartment to signing the lease. You’ll benefit from our wide range of resources and years of expertise.
